A homeowners insurance policy protects you from financial losses due to fire, vandalism, burglary, storms, accidents, floods, and other incidents. Whether you live in a house, apartment, or condominium, a proper homeowners insurance policy will provide the funds you need whenever there is property damage or loss, allowing you to repair, restore, or replace your home and belongings.
By acquiring a comprehensive homeowners policy, regardless of accidents, crime, Murphy’s Law or Mother Nature, your home will be fully protected and you will be shielded from financial loss and setbacks.
A standard homeowners insurance policy will protect you in important ways.
This part of your homeowners policy will provide coverage for the home’s structure and the property that it is built on. It also includes additional structures like a garage or storage shed.
Personal property coverage
Your policy will also provide coverage for any personal property or household items that are stored and kept in your home. These include furniture, electronics, appliances, clothing, household goods, decorations and furnishings.
Policies will have different limits on coverage amounts and additional riders may be required for expensive items like instruments, camera equipment, jewelry, etc.
This part of your policy protects you if you are responsible for someone else’s injury or property damage. This coverage extends to you as the homeowner as well as all the members of your household and pets.
Liability coverage covers the medical expenses of others, property damage, and accidents that are caused through negligence that result in bodily harm or property damage. This includes things like dog bites, or broken windows, or injuries that someone suffers while on your property.
Standard liability limits are usually fairly low, and additional protection may be useful for many homeowners.
Medical payments coverage
If someone is injured while on your property or because of the actions or negligence of someone in your household, including the family pet, this part of the policy will pay their medical bills. It does not cover you as the homeowner or any member of your household.

First, it’s important to have a homeowners policy in place in case of unforeseen damage or loss. Go over your policy with your agent carefully to make sure you are fully covered. Think about all the structures that are on your property. Are they all listed in the policy? Think about your personal property. Do you have any high-value items like jewelry or instruments that may require additional coverage? Understanding all your coverages and limitations before you have to make a claim is an important way to be prepared.
Another way to be prepared is to take a careful inventory of your home and property. Keep of list of items purchased, costs, and a brief description. Videos or still photos are very helpful to keep with your inventory list. Store the list in a safe place, not on the property, like a safety deposit box. In the case of loss or damage this inventory will be very useful in restoring and replacing the personal property in your home.
When determining how much coverage you need for your dwelling, most insurance companies require an agent to run a replacement cost calculation to determine the value or the amount it would cost to replace the building structure. The replacement cost is the amount the home needs to be insured for.
You are required to maintain your home’s insurance amount within 80% of the calculated replacement cost value. Additionally, most insurance companies now also have an automatic inflation guard built into the policy, usually around 4%. This allows the coverage on your dwelling to increase each year to keep pace with inflation and the subsequent higher replacement costs.
Keep in mind that insurance value is much different than the market value of your home. Home owner’s insurance is insuring the cost to rebuild your home. Replacement cost includes everything that would be required to rebuild the home in case of total loss including demolition, debris removal, ordinance and legal fees, the cost of labor and materials.
Many home owners’ policies include $300,000 as the standard minimum limit, but for most people, this is too low. We recommend purchasing as much liability as the carrier will allow you to. It’s really only a few dollars more a year to max out your liability on your home owner’s policy. You should be able to easily purchase $500,000 and some carriers will even allow $1,000,000 of coverage.
Most home owners do not understand the difference between water damage and flood damage. Water damage is covered under you homeowners policy, and includes damage and flooding due to overflowing tubs or sinks, faulty plumbing, defunct appliances, or similar home accidents. Water damage is also covered when it is caused by a roof leak or window leak and water from a storm enters the home.
Flood damage is not covered by a standard homeowners policy. It is considered flood damage when the water comes from a natural source, hits the ground and accumulates, and then enters the home. In general, water damage differs from flood damage in that it occurs before water comes in contact with the ground outside, and there is usually more than one property in the neighborhood affected.
In order for you to protect yourself against flood damage, a separate and additional flood policy is necessary.
